Small Business Adviser: How to Get a SBA Unsecured Small Business Loan in a Troubled Economy. Part1

We are all listening attentively about lenders on the radio, television, newspapers, and the Internet of promises to be "small business friendly", "small business oriented", wanting to be your "personal small business advisor" and a panoply of packages taking care of all your business needs. What small businesses really need is money, not personal hand caring services. So is there anyone out there really making small business loans? Yes. If you know where to look you can find one.

You can generally categorize banks into: 1) 10% that are actually making small business loans now and are serious about doing so, 2) 70% who will talk to you directly and indicate they are not making small business loans at this time because of the economy, and 3) 20% that slap you on the back, invite you in, and readily take your application. It is the latter group that gives us the most heartburn. It is not unusual after the initial review of your application papers for a bank represented to signal you have a good chance. Overjoyed, you begin to make plans, including executing contracts and receiving quotes for inventory, raw materials, or merchandise. Two months later, after the fourth loan committee review, you get a call that they have decided not to make the loan. The reason has little if anything to do with credit. It is typically something that was never been mentioned before and after reflection, it seems like an excuse not to make the loan in the first place.

Loan brokers such as myself are victims of the same misleading behavior. I cannot tell you how many banks have looked me in the eye and said: "Sure, we are making lots of loans. For unsecured loans of $75, 000 to $150, 000, we just need a credit score above 680, in business for over a year and a half, and decent financials. Real estate security is not required. We would love to entertain your applications." Right.

What they really do is pour over the applications and pick 1 out of 100 that has the following fantasy credentials: a platinum credit score that Bill Gates would be proud of and which could support a small country, gushing positive cash flow, little competition, executed contracts stacked high on your desk, then a booming market niche. In other words, someone who doesn't need the loan in the first place. You know the old adage: banks only give money to people who don't need it.

It is simply psychology 101. Banks are filled up with loan officers and they have to show they are busy. If their boss walks into their office and sees nothing on their desk, they might be laid off. They have to show they are busy earning their salaries, which means receiving applications and going through the review process. It's gotten so bad that the other day we had a client whose grandfather helped found the bank, whose father was best friends with the president, and who had received two successful loans before. Even he was turned down. Nor do they tell you the large SBA commercial loan department job layoffs of employees throughout the nation.

To prevent being too caught in this trap, look your banker in the eye and ask these questions:

1) "Tell me honestly. I don't want to waste your time or mine. I know the credit crunch is quite depressing and there is really no secondary market. Are you actually entertaining small business loans at this time or should I wait."

2) "How many small business loans have you personally made in the last 30 days?"

3) "What are the loan terms of the last three loans you made, including interest rate and monthly payments, for the amount of loan I am seeking?"

4) "How long will it take before I get a definitive answer?"

5) "Can you briefly describe to me the process I have to go through to get the final approval? Will you be the one making the final decision? What other people superior to you or committees will make that decision?"

But do not despair. There actually are real live prime lenders out there making small business loans. They just need to know where to look. In the next article I will discuss if such loans are available to startups.

I feel so guilty? Please help?
I'm a girl and I find it so hard cause my dad points out the worst things about me each day (ok, i know this might not sound mean to you but it hurt me) but he said "whats that white thing in the middle of your head" and i said "a spot" but i didnt want to make it obviousbut since he didnt kno i saidhe doesnt know how hard i am working to try to make my skin better and get rid of ym spots and get rid of my scars and everythng else that is bad about me and he just made me feel rubbish cause of that:(..im finding it hard with my familly (my dad, esther and my new stepmum) i serioulsy am hating my life i always get told off by my dad about nothing, he is always scowling at me and moody and picks fault with me over anythingi dont even like him anymore (i know its harsh) but he looks at me as if im dirt all the time and i do everything wrong. I?ve been with her for a few months- she?s good except ive argued with her twice and i never get on with my dad and my sister. im too loud and theyre allquiet and i get resless alot and im not like them- i just find them fun( i know its mean) but i can never talk to them about how i feel cause theyd never understand and they just discourage me. I remember I went on a trip ages ago with my sister, dad and my stepmum to exeter and i got lost and my dad was anygry with me and my sister had to look for me and my dad said "oh she looks silly cause of you" like in a mean way and each night i keep crying:'( im so worried about everything:'( i hate my self and my life and i want to run away:( Also I didn?t do very well in my GCSE?s- I got a C in English Language, in English Literature, E in Science, F in History, E in Geography, G in R.E, D in BCS (Business Communication Studies) and E in Maths and I tried my hardest and whenever people ask me what my results were I tell them and they are always disappointed. I feel so bad about it as well because me and my sister (who?s 13) went to a private school and my dad made me feel guilty about the cost of it all the time (which he had to pay £17,000 for three terms) to the school. I?ve been trying and getting up at 6:00 every day to do an hour and 15 minutes revision every single day and revising for about 3 hours during the day and then going home at 5, doing homework, having tea, then studying and then doing 4 hour?s revision before bed. I am doing GCSE Use of Maths, GCSE Psychology and BTEC Extended Certificate Level 2 in IT (equal to two GCSE?s) at college. I am losing motivation and I am so stressed about it all. I am pressurizing myself all the time to revise every single day because I really want to do well and prove to my dad, my step mum and everyone that I CAN DO IT and also I will never give up. Also, in September she was pregnent and she lost her baby (she had a miscarriage) after 8 and a half weeks and I was with her through it all at the hospital. I felt so guitly and upset and in private, I was crying all the time. Also, when I got my GCSE results, I felt so upset by them and my dad making me feel guilty as if he had thought all along that I would do badly. I was feeling so upset by it and I was talking about ti to my sister (who?s 13) and I talked about how I felt our dad didn?t love me because he always was scowling at me whenever I did anything wrong and right, that he wouldn?t let me have a part time job for ages (a year and a half) because he wanted me to focus on my work and him pressurising me 24/7 (but I only wanted a part time job so I could help him with the payments of everything and to save him some money for him (so he would have to keep paying loads to the private school we went to), him always telling me the bad things about me- not thinking about any of the good things I had done, how my stepmum at home most of the time watched TV and felt lonely even though I suggested fun things for her to do, my hurt from when my dad threw back the present I bought him for Christmas back in my face and me spending 7 hours cleaning the whole house and him not being happy with it and him making me guilty 24/7 permanently saying how rubbish and stupid I am. My dad and stepmum overheard me and my sister talking and my dad was like (to me), ?Orla, I can?t believe you could say such horrible things about me and Prisiclla? (my stepmum). You, you Orla who I thought who would know better. I am extremely hurt and disappointed in you.? I felt as if I was going to die any seconf. I know I am a teenager and I shouldn?t have fun but I should study 24/7 but it is getting so hard all the time. I know my dad has to pay off so much debt and sort out all the money problems he has so that?s why sometimes he takes it out on me and yells at me cause I?m there at the time but I hate feeling guitly all the time and I just feel so upset and lonely. I hate being put down and my sister, my dad and my stepmum discouraging me all the time:( Please don't write down mean comments, how I accidently hurt them and they're still upset over it and it will take them forever to forgive me or anything! I have learned my lesson never to do this ever again and my stepmum and my dad have forgiven me, its just I feel so bad about it still! I've talked to them about it and they say theyre over it but they're not even though this happened at the end of August 2011. I really dont know what to do:/ I'm sorry this is so long! Thanks for kind, informative and helpful answers:) OK, I did wrong and my dad and my stepmum forgave me but they still make me feel guilty about it! What should I do? Thanks for kind, informative and helpful answers:)

How different is Macroeconomics from Micro?
I guess I'm particularly looking for the amount of coursework compared to Micro. I'm currently a college freshman and I find myself immensely enjoying my Micro class and now considering double majoring in Accounting and Economics. I find the workload for Microecon not bad at all and I've done very, very well on the past two exams so far. Next semester, however, I'm taking a TON of business-related classes to fulfill my pre-requisites to get into the B-school here (classes like Management, Business Calculus, Supply Chain Management, Marketing, Finance, and an Accounting class). Of course, these classes will be split into two semesters. Micro seems more theory-based, while I heard Macro is more numbers-oriented. How difficult is Macro compared to Micro? I've heard people doing well in Micro and bombing Macro, vice versa, or just doing well in both. Just need some inputs so I wont kill my gpa; I need a 3.5 to get into the school and get job/internship interviews in the future. Also, this is kind of random, but I'm thinking about studying abroad for "Business, Communication, and Economics" and I have to pick between two places: Brussels, Belgium OR Seville, Spain. Which place is "better" for a business-geared student? I have a good foundation of Spanish, but i'm not familiar with "Flemish." Thanks!
